What I will be doing is paying for this software to go onto disk paying for the covers printing and inserts printing, buying the boxes paying for the advertising and selling the product as well as sourcing and supplying any information on the aircraft that are created out of any partnerships.
In short chaps I am looking for partners - not servants

Not irrelevant at all. Some developers are strictly freeware like me so would never get involved with a payware project. There is also the legal aspect. You might not appreciate that many commonly used freeware programs & utilities are either not allowed to be used for commercial purposes or require a licence from the author to do so. The latter also applies to proprietary software like FSDS & Photoshop* where the commercial version of the application should be used by anyone intending to profit from its use. This is plainly stated in the EULA but I often wonder how many commercial FS developers actually take any notice of these conditions.
It would also be a good idea to know exactly what you intend doing before advertising for people to help you do it.
*PS. It's unclear how this applies to gMax.

FSDS and gmax can be used for commercial projects without needing an extra, commercial license.
Some programs, like the academic versions of 3DSMax, Microsoft Office, etc. are for personal, academic use, and would need upgrading to a "regular" version.
Either way, you do'nt have to say that the proposed project is specifically " incredibly detailed model of a Singapore Airlines Airbus A340-600"
Usually, stating that the project is a "modern military transport" or "a series of GA aircraft" is better descriptive.
Remember, you're "selling" yourself at this point, and while "I need designers" may seem enough for you, for people to respond (and I'm not saying no one wouldn't respond on that basis) it also seems too much like the "for a good time, call MAry" signs.
Basically, what I would like to see, is enough information for *me* to evaluate so I can make a first determination if I think my own skills are up to par/likiing for the project.

The only reason I am keeping the cards close to my chest at this moment in time is I do not want anyone to "steal my thunder". I am sorry Hagar, it was not and never is my intention to offend and I have checked out what we can use commercially and what we cannot (I will also provide this if necessary)
I also appreciate that many designers wish to make freeware only and before we get beyond our first e-mails they will be made aware that this is a commercial product we are creating.
We could discuss all day the rights and wrongs moral and immoral aspects of a project like this and possibly never come to agreement, but I have tried to be honest and open with everyone on all the forums I use, I sell software and hardware for flight sims. I introduce people to a new hobby. I am there to help them get settled into their new hobby, I point them in the direction of sites like this and CBFS where they interact with others who participate in this hobby. I try to do people a good service. Now is there anything wrong with trying to create some good software for people in this hobby? ???
you may disagree with me and I completely respect that, but I have to do what I think will be good for my customers and creating the aircraft they ask me for is doing good for my customers.

Another factor which relates to this, is the fact that if a designer agrees to this, how would things pay-off. Because I maybe know that a designer is going to work for someone which pays literally anything less then 50%. Meaning, someone builds a model and you get half the profit etc. Kinda like ripping someone's skill lol.

Think of this - modelling is as important as flight dynamics, texturing, gauges/panel..... For a typical payware project these days (even a freeware) there's little hope of one person doing everything.
Then you have to consider, what is the market? Are you going for the high quality on-line buyer market? HOW are you going to market? Are you going to sell on your own site, or are you going to distribute it through someone else (Flight1, etc).
It is not realistic, unless one is the chief modeller, promoter, etc., to expect 50% of the sellilng price as net income. If you are a new outfit, you'll be lucky to make 15%-20%, and of that, then you've already set a split of the royalties (40-20-20-20)...
I think that a modeller that is going for his first payware model should think more of getting his/her name out in public rather than in how much he/she is going to take in.
